Our Process
Each project is entirely different and Herlig will tailor services to suit our client’s individual goals.
The project journey is unique too and can be adapted depending on budgets, time and what you are hoping to achieve. We ensure every step is clearly mapped out to make the process as smooth as possible and with few or no surprises.
Initial Consultation
Every project starts with an initial conversation and site visit to discuss your thoughts, aims and budget.
We will give you an idea of what is possible as well as potential challenges. We approach all projects with an professional open attitude and not just offer an ‘off the shelf’ response or agree with you in order to win the project.
We will discuss timescales, and statutory obligations. We can outline our role, provide a fee proposal and help you with the appointment of other consultants and building contractors.
Survey
Following our appointment, we arrange for a measured survey either undertaken by us or by a others on your behalf. We then draw up the existing conditions in both 3D and 2D.
Design
We create a design having explored the Planning, technical and site issues and prepare initial sketch plans that we run by you.
We reduce your risk at this stage by preparing images in 3D so you and other stakeholders can agree on a preferred scheme to move forward.
Costings
We can help you solicit a budget cost for the project to ensure it meets your financial goals. Its still early days at this stage so the level of information available for costing is preliminary but this effort will give you confidence to apply for Planning Permission.
Final Design & Planning
Once you are comfortable with the cost and the design, we will prepare the final details and documents (ecology, archaeology, sustainability etc.) suitable to submit to the local council for their review.
We will liaise with them along the way and keep you informed of the progress. This can take approx. 10 weeks.
Building Control & Engineer Input
Your project will need structural design and we can suggest a suitable consultant for this task. Once our construction drawings are prepared and coordinated with the engineer, they are sent to Building Control for approval.
Your project is now ready for tendering and we can help introduce you to builders, review the tenders and prepare your contract with them.
Construction & Completion
We are there throughout the construction as your eyes and ears and help resolve any issues that might come up. We can coordinate payments and ensure the work complies with the design.
Before you occupy the building we will ensure any outstanding issues are recorded and we will be there to chase any final work and help others provide certificates and warranties.
